The rules, plainly

Do I really not need planning permission?

For most owner-occupied homes with a decent back garden, no. But there are conditions, and we check every one at the site visit.

The conditions in short

Since 27 July 2026, a detached home of 32 to 45 m² can be built in a back garden without applying for planning permission (Class 3A, Planning and Development Regulations). The main conditions are:

  • It goes in the rear garden of a house that is the owner's main home
  • The council must be notified at least 14 days before work starts
  • It connects to the main house's services. It can't have its own separate utility connections
  • It can't be sold separately from the main house, or let on a short-term basis
  • At least 25 m² of private garden must be left for the main house
  • Existing sheds, garden rooms and other back-garden structures count toward the 45 m² limit, so a large shed may need to come down first
  • Height limits and boundary distances apply
  • Building Regulations and Fire Safety rules apply in full
  • The exemption runs until 31 December 2030, and the work must be finished by then

What does "fully installed" include?

Delivery, foundations, placing the house, connecting it to your home's water, electricity and drainage, and the finishing work. Every garden is different, so your exact price is confirmed after the free site check, before you commit to anything.

What does joining the waiting list mean?

We're taking names for our first installs. Joining is free, there's no deposit, and you're not committing to anything. You'll get the floor plan, full specification and install dates before anyone asks you to decide.
